【设备设施保养 计划 项目进度计划表范例计划下载计划下载计划下载课程教学计划下载 】物业设备设施保养计划 设备设施保养计划 盐城市阜宁船闸管理所 设备设施保养计划 一、目的 保持设备良好的技术状态和工作能力、保证设备安全、稳定、长期、满载、优良运行状态，确保设备满足检测的要求。 二、 范围 适用于管理所内对所有设备进行维护保养工作要求及管理。 三、 职责 1、工程养护股是设备设施维护保养的管理部门。负责管理所所有检测设施、设备的管理。 2、工程养护股根据管理所检测设施、设备的实际情况，负责建立管理档案，制订《设备设施维护和保养记录》，对设施、设备实施全过程的管理。 3、工程养护股负责所有的设施、设备进行维修、保养及运行操作记录管理。 1 四、工作程序 管理所检测设备在使用过程中，随着运行工时的增加，各部机构和零件由于受到摩檫、腐蚀、磨损、振动、冲击、碰撞及事故等诸多因素的影响，技术性能逐渐变坏。 1、保养作业内容 按照保养作业性质可分为:清洁，检查，紧固，润滑，调整， 检验。检验由管理所专职检验人员负责进行。 1) 清洁、检查、紧固、调整、润滑、电气作业由设备操作及维修工人执行。 五、保养制度 管理所的设备设施保养制度是以预防为主，定运行工时进行保养的原则，分为例行保养，一级保养，二级保养，三级保养，季节性保养。 设备保养的分级和作业内容是根据实际使用中技术情况的变化;设备的结构;使用的条件;环境条件等确定。是根据零件磨损规律，老化规律，把程度相近的项目集中起来，在达到正常磨损，老化将被破坏前进行保养，保持设备整洁，发现和消除故障隐患，防止设备早期损坏，达到设备维持正常运行的目的。 1、设备的例行保养 管理所检测设备的例行保养是各级保养的基础，直接关系 2 到运行安全，能源的消耗，机件的使用寿命。例行(原文来自:.csPENgbo.com 蓬 勃范文 网:【设备设施保养计划】物业设备设施保养计划)保养作业由设备操作人负责执行，其作业中心内容以清洁、补给、安全、检视为主，坚持开工之前、运行中、收工后的三检制度。检查操纵机构、运行机件、安全保护装置的可靠性，维护整机和各总成部位的清洁，润滑必须润滑到位，紧固松动件等。 2、 设备启动前的工作项目。 1) 清洁检测设备，清除与生产无关的杂物，更换或清洗过滤网。 2) 检查各指示仪器，仪表，操作按钮和手柄以及紧急停止按钮是否正常。 3) 检查各部位有堵塞，漏油，漏电的现象。 3、设备运行中的检查。 1) 注意各仪器仪表的工作情况，及各部位有无异常的声响。 2) 运行中注意安全部件是否正常。 3) 遇异常情况要及时向设备管理负责人报告。 4、收工后的作业项目 1) 清洁设备外部，内部的剩余生产用料，清洁各种零部件。 2) 排除运行中发现的缺陷和故障。 5、设备的维修保养 3 检测设备的维修保养是合理使用设备的重要环节，必须用 强制性的保养制度取代随坏随修，以修代保，进行频繁的大拆大卸的做法。 设备的维修保养就是在以预防为主的思想指导下，把设备保养作业项目按其周期长短分别组织在一起，分级定期执行，设备的定期保养分为:一级保养，二级保养，季节性保养。 5.1一级保养 一级保养是各级技术保养的基础，各级技术管理部门必须十分重视一级保养工作的质量。由使用保管人负责执行。主要作业内容以清洁、清洁设备用电脑主机灰尘、润滑、紧固为主，检查操纵、指示用仪器、仪表、安全部位、各种阀门、润滑油油平面。 5.2二级保养 设备的二级保养以清洁、检查、调整、校验为中心内容。由专业维修人员负责执行。除执行一级保养作业项目，并检查运动部件的润滑油状况，清洗各类滤清器，检查安全机件的可靠性，消除隐患，调整易损零部件的配合状况，旋转运动部位的磨损程度，校验指示用仪器仪表和控制用仪器仪表、计量用仪器仪表，延长使用寿命，维护设备的技术性能。 5. 3季节性保养 冬、夏气温相差悬殊，设备的工作条件也发生明显变化。 4 为此，应结合一级保养进行季节性保养作业，以检查油路及油管是否漏油、溢油等现象为主。避免因气温变化造成设备性能不良和机件损坏。 5.4 使用过程故障维修 运行过程中若发生机械设备故障，应及时 通知 关于发布提成方案的通知关于xx通知关于成立公司筹建组的通知关于红头文件的使用公开通知关于计发全勤奖的通知 本组组长联系维修人员维修，并填写“设备维修记录单”。维修后，经使用人检验正常运行后(如影响设备精度就需标定或检定后)再进行正常工作。 5.5 保养时间安排 日常例行保养由操作工按照要求日常进行，“一级保养”由设备使用操作人员负责，每半年进行一次。季节性保养按照冬、夏季节交替由使用操作保管人进行。 【设备设施保养计划】物业设备设施保养计划 5 一、 概述 ? 物业设施设备维修保养计划是针对物 业(包括房屋及设施设备)在使用过 程中发生的松动、污染、泄露、堵塞、 磨损、振动、发热、压力异常等各种 故障、缺陷，需要进行养护、修理而 制定的维修保养计划，它主要包括年 计划、季计划和月计划三大类。 6 二、维修保养计划制定的 目的和意义 ? 通过有计划的维修保养，可以保证房 屋以及附属设施设备始终处于良好的 技术状态，维持正常的使用功能，最 大限度的满足用户需求;同时还可以 降低故障、杜绝事故的发生，有效地 延长物业使用寿命，降低物业寿命周 期费用，促进物业保值增值，为业主 创造价值，为企业赢得效益和品牌。 7 三.设施设备维修保养方针 ? 物业设施设备维修保养要始终坚持“预防为主、 养修结合、主动保养、适时修理”的方针，即: 在做好房屋与设施设备日常养护(主要是6S)的 基础上，有计划的对其进行科学合理的维修保养， 对房屋和设施设备进行清扫、检查、润滑、紧固、 调整、防腐、油漆、保温，保证设备始终处于良 好的技术状态，提高设备和系统的运行效率，减 少设备故障，避免设备事故，保证用户需求;同 时降低设备耗能，减少环境污染，延长设备大、 中修间隔期或取消设备大修，从而延长设备的有 效使用寿命，降低设备寿命周期费用，最终达到 促进物业保值增值的目的。 8 ? 设备的修理，是根据企业的性质、设 备特点及设备在使用中所起的作用， 选择适当的维修方式，适当的修理周 期或时机，采用新工艺、新技术、新 材料和科学方法，以提高维修质量， 减少停机时间，降低维修费用，达到 适时有效、低成本的目的。 9 四.房屋及设施设备维修保 养计划管理的范围和内容 ? 按照《物业服务 合同 劳动合同范本免费下载装修合同范本免费下载租赁合同免费下载房屋买卖合同下载劳务合同范本下载 》双方约定的管 理范围和内容，包括建筑物、构筑物 主体及附属设施设备，主要是: ? 1.房屋的结构部分:基础、墙、梁、柱、 楼板、地面、屋面、楼梯等; 10 ? 2.房屋的装饰部分:门窗、楼梯扶手、 内外装饰等; ? 3.共用设施设备:变配电、动力、照明、 电梯、给排水、暖通空调、消防、安 防、车场设备等; ? 4.共用配套设施:道路、场地、健身器 材、围栏、标识等。 11 五.设施设备维修保养计划 的制订 (一)设施设备维修保养的方式与类别 1、 维修方式 ?设备维修方式具有维修策略的含义。 ?现代设备管理强调对各类设备采用不同的维 修方式，就是强调设备维修应遵循设备物质 运动的客观规律，在保证使用的前提下，合 理利用维修资源，达到寿命周期费用最经济 的目的。 12 (1)事后维修: ? 事后维修就是对一些设备，不将其列 入预防性维修计划，发生故障后或性 能、精度降低到不能满足使用要求时 再进行修理，即“坏了再修”。 ? 这种维修方式可以发挥主要零部件的 最大寿命，使维修经济性好。作为一 种维修策略，不同于传统的坏了再修。 13 ? 它不适用于对使用影响较大的设备， 而适用于下列设备: ? 对故障停机不会影响正常使用的设备; ? 利用率低或有备用的设备; ? 修理技术不复杂又能提供备件的设备。 ? 如:空调系统和给排水系统中所用的 “一运两备(或多备)”的水泵等设 备。 14 (2)预防维修: ? 为防止设备性能、精度劣化或为了降低设 备故障率，按事先规定的修理计划和技术 要求进行的修理活动，称为预防维修。 ? 对重点和主要设备进行预防维修，是贯彻 设备维修“预防为主”方针的重要工作， 主要采取两种方式: ? 一是定期维修:是在规定时间的基础上执 行预防维修活动，具有周期性特点。 ? 二是状态监测维修:是以设备技术状态为 基础，按实际需要进行修理的预防维修方 15 (3)改善维修: ? 是为消除设备先天性缺陷或频发故障， 对设备局部结构或零件设计加以改进， 结合修理进行改装以提高其可靠性和 维修性措施的维修方式。 16 2、修理类别 ? 主要有:大修、中修、项修、保养等。 ? (3)项修:项目修理是对设备精度、性能 的劣化缺陷进行针对性的局部修理。 ? (4)保养:对在用设备，根据运行规律及 计划点检的结果可以确定维修保养间隔期, 以维修保养间隔期为基础，编制维修保养 计划，对设备进行预防性维护保养，这就 是计划性维修保养。 20 3.修理周期和修理周期结构 ? (1)修理周期:是指两次相邻大修之间的 间隔时间。 ? (2)修理间隔期:是指两次相邻计划修理 之间的工作时间。 ? (3)修理周期结构:指在一个修理周期内 应采取的各种修理方式的次数和排列顺序。 如计划经济时期采用的修理周期结构:9— 6—2—1的修理周期结构。(K:大修，C: 中修，M:小修，B:保养)K—B—M— B—M—B—C—B—M—B—M—B—C—B— 21 (二)设施设备维修保养 计划的种类 ? 1、年度计划 ? 年度维修保养计划是物业管理项目在 每年的第四季度由项目经理编制、经 公司工程部审核、由总工程师和总经 理批准后由项目组织实施的计划。它 是设施设备管理必须认真执行的规范 性文件，是物业管理项目管理目标得 以实现的可靠保证。 22 ? 年度设施设备维修保养计划主要包括 两大内容:一是按公司程序文件要求 填写的《年度设施设备维修保养计划》 表;二是年计划的编写依据和有关说 明。 ? 年计划必须于每年的12月20日前完成 审批下达，以便项目在25 日前提交下 月工作计划、采购计划和费用计划， 保证计划执行的严肃性。 23 2、季节性计划 ? 季节性计划是根据季节变化和年计划 的安排做出的季节性维修保养计划， 是由管理处设备维修主管编写，报管 理处经理审核批准实施，并上报公司 工程部备案监管的维修保养计划。采 用填写《设施设备维修保养计划》表 即可;如有特殊情况或对年计划调整， 则需要文字说明。 24 3、月计划 ? 维修保养的月计划是由管理处设备维修主 管(班长)依据年计划和季节计划编写并 应在下一个计划月内完成的设施设备维修 保养计划，它与其他的月工作计划一并上 报公司企业管理部，纳入计划管理、考核; 并由公司工程部支持、配合实施和监督。 与该计划同时上报的还应有备件和机物料 采购计划和费用计划。月计划必须全面落 实完成，才能保证年计划的真正实现。 25 4、计划调整 ? 当年计划制定并被批准后，就具有公司内 部法定的意义，必须执行和完成，决不允 许随意修改。但各管理处在执行中会遇到 各种问 题 快递公司问题件快递公司问题件货款处理关于圆的周长面积重点题型关于解方程组的题及答案关于南海问题 ，使计划无法按期实施，这就需 要调整计划。具体做法应该是:需调整计 划时，由管理处经理在上报月计划时提出 申请，并说明调整的理由和以后的安排， 上报公司工程部，由工程部审核报请总工 程师批准才能生效，否则，工程部报企管 部按原计划进行考核。 26 (二)年度设施设备维修 保养计划编写依据 ? 1、《物业服务合同》的约定; ? 2、物业《房屋清单》、《设备清单》; ? 3、公司的《设备维修保养手册》; ? 4、设施设备的开/关机次数与运行时间; ? 5、设备运行的平均负荷; ? 6、设备安装或最后一次维修保养的时 间; 27 ? 7、有关法规、规范、标准对设备管理 的有关要求; ? 8、设施设备的管理目标和使用要求; ? 9、设施设备的运行状态和技术参数 (查运行日志和完好率评定); ? 10、各种资源条件，如:人力、技术、 装备、资金等。 28 (三)编制设施设备维修 保养计划应注意的问题 ? 1、用户的使用需求和特殊安排; ? 2、季节变化对设施设备的影响和需求; ? 3、季节条件对维修保养工作的影响; ? 4、维修保养需要资源的提前安排; ? 5、公司、项目、业主和行业主管部门 的各种其他要求; 29 ? 6、编写计划时要按《房屋清单》、《设备 清单》的专业分类和编号顺序进行编制， 要把修理、改造和维护保养分开，如电气 设备，应按设备清单序号的排列顺序，先 列高压柜和变压器等需要年检的重要设备， 再列低压配电柜、动力配电柜、开关柜、 照明配电柜等。其他设备以此类推。 ? 7、对《设备维修保养手册》规定以外的特 殊情况或业主的特殊要求必须做情况说明。 30 (五)计划编制程序 ? 1、编前准备 ? (1)房屋及设施设备技术状态鉴定，主要 信息来源包括: ? 1)房屋及设施设备的完好率评定; ? 2)设施设备日常巡检及定期检查记录; ? 3)主要设备的运行日志; ? 4)设备的故障、事故处理报告和记录; ? 5)重点设备的年检报告; ? 6)用户对设备使用过程中的反映与投诉。 31 ? (2)上年度设施设备维修保养计划和 计划的执行情况以及存在的问题; ? (3)物业房屋及设施设备下年度的管 理目标和要求，包括业主、公司与行 业的要求。 ? (4)管理处员工对计划的意见和建议。 32 2、计划编制 ? (1)先起草设施设备年度维修保养计 划的设想和具体安排; ? (2)再填写《年设施设备维修保养计 划》表; ? (3)编写计划编制说明。 33 3、计划自审 ? (1)计划初步完成后，先组织管理处 员工骨干对计划进行讨论，听取其意 见，必要时进行修改; ? (2)确定后，由管理处经理签字上报 公司工程部。 34 2、计划审批 ? (1)公司工程部收到管理处上报的 《年设施设备维修保养计划》时，要 进行认真审核，对存在的问题，要及 时与管理处经理或主管沟通，有必要 时进行修改。对问题较大的计划要返 还管理处并说明存在的问题，由管理 处经理进行修订，然后上报。 35 ? (2)经公司工程部审核并符合要求的 《年设施设备维修保养计划》由工程 部经理签字后报公司总工程师审阅签 字。 ?
