佳仕苑住宅小区的规划 设计 领导形象设计圆作业设计ao工艺污水处理厂设计附属工程施工组织设计清扫机器人结构设计 一、前言 我国社区发展起步很晚，相应的社区建设都很不完善，我们小组这次规划的社区来源于是生活中现实存在的社区，这个社区属于混合附属型社区，是政府统一规划建设，然后通过住房指标下达到各单位，小区居民多是搬迁户。为了提高市民群众的生活质量、城市管理水平和社会文明程度，加快我市社区建设步伐，努力建设和谐社区，推进我市国际化城市建设和现代化进程，我们将对佳仕苑小区进行更加合理的规划。 二、佳仕苑小区概况 佳仕苑位于长虹西路卫星城南，容积率1.2,%，绿化率45。2%，他是在2003年刚刚建设的社区，占地总面积163000平方米，建筑面积200000平方米，佳仕苑位于良乡西门南侧，东方大学东南侧，长虹西路旁，京石高速公路南侧，老京周路西侧，该小区有住户2000户左右，大家多是搬迁户，小区内部环境比较优美，但小区外部设施极度匮乏，小区居民为30岁左右的上班族，因此小区内文化娱乐活动很少，居民的参与度不高，小区周围有大片荒地闲置，小区交通很不便利，只有一辆走高速的公交车，小区物业公司和社区委员会不仅没有挨着而且都位于小区的外部，小区不远处是火车道，小区居民常年受到噪音干扰。 三、指导思想 社区空间为居民的日常生活和公共交流创造空间环境和生态环境，我们规划好的社区也将符合空间的连续性，尽量消除断裂，在连续的环境中，因地制宜，合理规划建设，遵循“私密——半私密——半公共——公共”的空间序列，使社区既具有静态的空间秩序美，又成为生活的动态有机整体。在其内部的空间又包括几个区域，住宅区、生态绿化区、文教卫生休闲区、综合经济区、市政公用区、道路交通区等。它们将形成统一的具有特定功能的有机整体。居住区的环境绿化设计要为人创造一个舒适、宜人和幽雅的环境为指导。环境是不同的自然条件和人为的创作有机结合而成的，它对人的性情、感情、心理和行为都会产生一定的作用。然而居民要在特定的环境中生活，去追求各自的需求，即美与丑、动与静、舒畅与局促、休闲与烦燥等物质和精神的需求。 四、我国城市社区建设中存在的问题及规划的总目标 目前，我国社区建设的运行机制尚未理顺，居委会无法按社区的建设要求正常运作，很多管理者和政府部门领导人头脑中存在旧的思想观念，沿用传统的行政命令和管理方式，严重束缚了社区的发展。老社区功能混乱，新建社区缺乏社会气息。现代管理模式难以适应社区发展新要求。通过加强组织领导、制定政策法规、加大资金投入，重点推进创新机制、完善设施、队伍建设和发展社区服务业，实现佳仕苑社区管理体制的新变革，社区设施功能基本完善，社区居民自治深入发展，社区工作队伍职业化专业化水平提高，社区服务业不断拓展，使我市社区基本达到全国、全省示范社区标准，成为安全文明、管理有序、服务完善、环境优美的和谐社区。 professional engineer 1, each equipped with the professional technician 1, 2 technicians, carry out their duties.
