Based on the consensus that party A and party B have gone through with the tenancy agreement, both parties will thereafter obey the rules of the tenancy agreement and the following additional agreements:
As the representative of house owner, party A has to obey the following agreements:
1. Party A has to report to the house owner for any new tenant migration and keep the room in safe situation all along. No strangers are allowed to enter the room without consent.
2. Party A has to transfer the rental fee, SP service fee etc in time to protect party B's benefits.
3. Party A needs to report to the house ownedpolice if there is any illegal behaviour/thing happened.
As the representative of house owner, party B has to obey the foilowing agreements:
1.Party B has to report to the party A for any of their friend's visitor ahead of time.Only the residents allowed to staying overnight. If they need to stay in the room after 10pm, please do inform the party A. Party A preserves the right to drive off the visitors if they make too much noise and disturb the other residents & neighbour.
2. Party B has to do the next month's rentalfee transfer to Party A's bank account by 25th of every month. lf they are unable to do the rental fee transfer, party A may preserve the right to drive them off immediately without returning the 1 month deposit.
3. Party B needs to give one month notice to party A if they want to terminate the contract within _________ months. Besides, they have to find the other people to take over their room so that they can move out.
4. Party B needs to keep all the utilities in good order. If there is any disorder of the devices in the apartment, the compensation fee will be based on the tenancy agreement in share means for natural disorder.
5. Party B needs to keep the room clean and tidy. Party A might charge tenant
with penalty if tenant is room is too dirty.
6. If the SP service is too high due to tenant's misbehavior, Party A preserves
the right to charge party B with extra fee.
